SeaSpray Perdido Key Condominiums were developed by Pine Brook Lakes, Inc. in three phases. Phase I included the completion of the West Building, Phase II the East Building and Phase III, the River Building. The original Declaration of Condominium was filed with the State of Florida in October 1983 for Phase I and later amended to include Phase II and Phase III in November 1984.
The East and West Buildings are located on the Gulf of Mexico and northernly bordered by Florida State Highway 292 (Perdido Key Drive) and the River Building is located north of the highway on Old River.
The SeaSpray community includes three towers of condominiums with a total of 156 units, a marina, 33 garages, tennis courts, three pools and one hot tub with social and parking amenities on approximately 4 acres of land. Four of the condominium units are owned and used by the Association which include 2 manager units, the Community Room and the Office/Exercise Room.
The marina area (located on Ole River, behind the River Building) includes a dock, launch, kayak racks, and a fish cleaning station. There are 34 boat slips at the dock (15 are privately assigned) with 19 available on a first come, first served basis. The dock top boards are constructed of composite material, free of typical wooden dock splinters. One of the nice features of the dock are the pedestals located at each slip that offer lighting, electrical service and water. The dock also features fish bait cutting boards strategically located on pilings, night fish lights on the northern pier, 3 bench seats and a fish cleaning station with available electricity, water and lighting.
Adjacent to the dock is the boat launch which can accommodate vessels/trailers up to 14,000 pounds. Kayak racks are located in the same area; however, most of the spots are rented to owners on an annual basis with rare vacancies.
At the base of the dock is the River Grill. The pavilion includes 2 propane gas grills, sinks and preparation area. There is bar seating on the east and west sides, ceiling fans, lights and electricity available.
The tennis courts are located between the south side of the River Building and the garages. There are two fenced in courts with available lighting for night time play with benches for your use.
There are 33 garages that line one of the roads to and from the River Building and the private boat storage yard. All garages are assigned to owners and use is privately owned.
Boat and trailer storage is available to owners behind the garages and is gated and locked. There is more vessel and trailer parking available at the west lot (adjacent/west of the River Building).
Behind each building is a swimming pool. The East Building includes a hot tub. The pools and hot tub are maintained on a daily basis during peak use.
On the ground level of each building are common bathrooms, trash rooms and parking. Also on ground level are the office and exercise room at the western edge of the West Building.
SeaSpray has a Community Room available for owners and guest use that is located on the first level in the East Building. The room can accommodate 50 people and includes a kitchen, bathrooms, seating and tables, cable TV, internet and a porch overlooking the Gulf of Mexico.
Behind the West and East Building are decked walkways that will deliver you to the beaches. The walkways include showers and some seating.
